Why these 60 ads

Meta shows no performance data for commercial ads, but it shows two things that matter: how long an ad has been running and whether the advertiser is running multiple versions of it. Nobody keeps paying for a losing ad for 6, 12 or 54 months. Every ad below is active right now; runtimes are counted to 3 August 2026. Click any ad to see the live creative in the Meta Ad Library.

How to use this report: don't copy the ads, copy the decision behind them. Each entry has a "steal this" line: the one mechanism making that ad work. Swap in your rates, your market, your licence. And because mortgage is a regulated category everywhere, note how often the winners wear their compliance on the outside; that's a feature, not a burden.

The 10 patterns that keep showing up

  1. The licence worn as a badge. US winners put NMLS numbers in the page name itself ("Southern Trust Mortgage NMLS# 2921"). In a category full of scammers, the licence isn't fine print, it's the hook's bodyguard.
  2. The borrowed trust stack. A+ BBB, HUD Approved, Trustpilot stars, "BEST BROKER 2025", "400+ five-star reviews". Regulated-category buyers look for external validators, and the longest runners stack two or three.
  3. No-credit-impact reassurance. "No credit check needed", "zero impact on your score", "no obligation". The single most repeated line across all four countries. The fear of a hard pull kills more mortgage leads than rates do.
  4. The calculator beats the application. "See your savings in 45 seconds", "up to 5 offers in mins", "Agreement in Principle in about 10 mins". Winners sell a tiny first step with a time-box on it, never "apply now" cold.
  5. Deposit myth-busting. "$0 down", "without a 20% deposit", "Only $4,000 deposit required". The first-home-buyer market runs on one belief ("I can't afford this") and every long-running FHB ad attacks it directly.
  6. The bank as the villain. "Your renewal letter is your bank's opening offer", "Why let banks call the shots?", "Their bank counts on that." Brokers position as the buyer's-side insider, and it powers the best refi and renewal copy in every market.
  7. Profession and community niching. Teachers, nurses, first responders, veterans, the self-employed; plus in-language broker ads in Arabic, Farsi and Polish with Message and WhatsApp CTAs. The narrower the ad, the longer it seems to live.
  8. Numbers with compliance furniture. Real rates and cashbacks always arrive dressed: APR, comparison rates, "OAC", disclosure links inside the creative. Australia skews to flat dollar cashbacks ("$3,000 cashback") which need less furniture than rate claims.
  9. The template factory. The strongest signal isn't always one old ad; it's one creative cloned across 10+ ad IDs and franchise or loan-officer pages. When you see the same skeleton on four different pages, you're looking at a proven winner.
  10. Life-event triggers over generic offers. Fixed-rate expiry, the renewal letter arriving, "60% of mortgages renew by end of 2026". The winners aim at a date already circled in the reader's calendar instead of manufacturing urgency.

Method & honesty notes

Curated 3 August 2026 from the public Meta Ad Library across US pre-approval, refinance, HELOC, VA and reverse; Australian first home buyer, pre-approval and refinance; UK remortgage and first-time buyer; and Canadian renewal and pre-approval searches. Meta publishes no CTR or cost data for commercial ads, so we use the two strongest public signals: runtime (advertisers don't fund losers for months) and multiple versions (advertisers scale what works), plus a third that matters in mortgage: clone count, the same creative running across many ad IDs or branch pages. These are proxies, not guarantees; a big budget can keep a mediocre ad alive. Runtimes counted to 3 August 2026. Links open the live ad in the Ad Library; Meta removes commercial ads from the Library once they stop running, so some links will expire. One more thing: mortgage advertising is regulated in every market in this report (NMLS and state rules in the US, FCA in the UK, NCCP in Australia, provincial regulators in Canada).
